Sometimes they look the same after a while.</div><br /><div></div><div>What do I think is the perfect home?</div><br /><div></div><div>I will give you a formula: If if you can afford it!</div><br /><div></div><div>I think everyone should have at least 3 bedrooms and 2 bathrooms with a double car garage and at least 1000 square feet per level.</div><br /><div></div><div>Why 3 bedrooms? What if you are older and live alone?</div><br /><div></div><div>I would say, you should still buy at least 3 bedrooms. The obvious reason is that if you decide to move, you need to resell it.</div><br /><div></div><div>I have had literally thousands of email request for a home with at least 3 bedrooms.</div><br /><div></div><div>You should think of what the majority of the people want, along with what you want.</div><br /><div></div><div>Why 2 bathrooms?</div><br /><div></div><div>Because 1 bathroom is not enough. If you can get more than 2, do it.</div><br /><div></div><div>All you need to have is two people in the same household that need a bathroom at the same time to realize why you need two.</div><br /><div></div><div>Another almost requisite for a bathroom is that it be a master bedroom.</div><br /><div></div><div>I get asked all the time, "Is this the master bedroom?" The definition of a master is having the bathroom right off the biggest bedroom in the home.</div><br /><div></div><div>Why should you get a two car garage?</div><br /><div></div><div>I don't know how much you have lived in Idaho, but scraping your windows in the morning during the cold months is a pain.</div><br /><div></div><div>Also, I think even if you don't use both, most people need the space for all their "stuff."</div><br /><div></div><div>Now if you can't have at least this, then you have to just find the best home in your price range.</div><br /><div></div><div>Location is really important.</div><br /><div></div><div>Anyone who has bought a home on a highway or in a run down neighborhood, knows what I mean. </div><br /><div></div><div>How hard is it to sell?</div><br /><div></div><div>Living on a highway is not an easy sale to someone who has a bunch of little kids.</div><br /><div></div><div>People want to live in well-kept neighborhoods.</div><br /><div></div><div>Let's talk about the people who want to live in the country.</div><br /><div></div><div>Jefferson county (Rigby area) is by far the best place to live if you want at least a one acre piece of land.</div><br /><div></div><div>There are more one acre subdivisions than you can shake a stick at.</div><br /><div></div><div>I can still find you a home with acreage in Idaho Falls, but usually it is pricier, and the selection isn't as good.</div><br /><div></div><div>Bonneville county (Idaho Falls) really tries to control the way the city grows, so it can provide city utilities: whereas, Jefferson County (Rigby) has lots of one acre subdivisions with wells and septic tanks.</div><br /><div></div><div>Some other pointers to finding a good home are to look for neutral colors. Pick homes with no maintenance exteriors. Check out the roof.</div><div> </div><div></div><div>Also, if you can, get at least 1000 square feet per level. Small homes, even though in the right price range, still have a hard time selling. Get some room and think about the person who might buy the home after you. They will want lots of room also.</div><br /><div></div><div>Get a home inspection so you know what you are getting into.</div><br /><div></div><div>I recently bought a home where I had to buy a brand new furnace.</div><br /><div></div><div>Had I had a home inspection, I would have spent $292, but would have saved $3000 because I am sure the home inspector would have commented on how old the furnace was.</div><br /><div></div><div>I have had mixed results with home inspections. Some more than pay for themselves, and others are so "cream puff" that nothing needs to be done.</div><br /><div></div><div>Anyway, I just want to say that I can help you find a better than average home.
